Locks Property provides landlords with a stress-free option for generating fixed rental income without the hassle of property letting.

A company let arrangement (also known as rent to rent) ensures landlords are paid on time every time, even if the property is vacant, as we assume the risk.

Hands off approach

We act as a free property manager, and would be your only point of contact. No more dealing with problem tenants - peace of mind for the landlord.

No void periods

We assume the risk when it comes to rental income, so you are paid even if the property is empty - helping landlords budget.

No Maintenance fees

Our company pays maintenance costs up to £150. No more call outs for minor issues. For larger issues, we will offer to deal with these at an additional cost.

Professionally cleaned

Your property is our product, and must be kept in 'show room condition'. Landlords can rest assured that the property will be returned to them in a better condition than when taken on.

Properties are cleaned every guest change over, and at least once every two weeks during long term stays.

How does it work?

Locks Property Ltd rents the property from the landlord and acts a property manager whilst paying the landlord a fixed rent for the term of the contract. This is often 3 years or more.

With the landlords permission, we rent their property with a company let management agreement in place. We accommodate our guests who are typically contractors working in the local area. These can range from plumbers, to electricians, and engineers.

We work hard to provide a high quality service to both our landlords and our guests. This is a review based business, your property is our product.

FAQ

Is this subletting?

No. Done with the right contracts and management agreements, this is not subletting. We always act legally and ethically. The Property Redress Scheme are an independent organisation offering further information on this.

Do I get paid if the property is empty?

Yes! Locks Property assume the risk, so you will be paid regardless of the occupancy status.

Couldn't I just rent this out using the same strategy?

Of course. Our service offers landlords a hands off approach. It takes a lot of time and effort to find guests, deal with problems that arise, and ensure the property is managed to a high standard. Many landlords would rather we do the work for them, and we are happy to provide a great service.

What's in it for your company?

We accommodate contractors working in the local area and charge them for our services. We invoice the company of the contractors staying, we then pay the landlord and all other associated bills, and keep the difference.
